SUGGESTIONS FOR UNDERSTANDING YOUR DLH HOME INPSPECTION REPORT
Every
building has it’s imperfections or items that are ready for maintenance. It’s the inspector’s job to uncover and
report these to you so you have the ability to make informed decisions. This report is not meant to demean the
property, rather it is to help you understand the realities of home ownership.
Maintenance
Costs are Normal
A
homeowner should plan to spend approximately 1% of the total value of the home
in maintenance costs on an annual basis (Rental property maintenance may be
higher). If considerably less than this
percentage has been invested during the years prior to the inspection, the
signs of neglect will usually be apparent.
The new homeowner may have to play catch up with large sums of money and
time.
This
Report is not an Appraisal
When
an appraiser determines worth, only the most obvious conditions of a property
are taken into account to determine a loan amount value. The appraiser, in
effect, is representing the interests of the lender. DLH Home Inspection reports focus more on the interests of the
prospective buyer. We are careful not
to make any statements relating to the property value, but the findings may
help buyers more accurately understand the costs of home ownership.
This
Report May Include (upon specific request) Cost Estimates for Repair or
Replacement of Particular Items
Where
estimates are given they may appear as a range of possible costs. The low figure of the range is DLH’s best
guess of current material cost alone.
The higher figure of the range includes reasonable retail profits on the
materials, labor, overhead and profit of a qualified professional. We encourage our clients to obtain multiple
bids before agreeing to any work upon their home

Report May Include Estimates of Normal Useful Life of Some Items
Where
estimates of normal, useful life are offered in the report, DLH Home
Inspections relies upon widely published data for similar items or
systems. When these data are compared
to the known or estimated ages given in the report, the client may form his or
her own opinion as to the remaining life.
